Roving Maintenance Technician

The Roving Maintenance Technician keeps Capital’s Portland Metro properties clean, cared for, and welcoming through scheduled property visits, common-area upkeep, and light maintenance. The Rover notices problems, handles work within assigned scope, and gives the property and maintenance teams clear information about concerns and unfinished work. This entry-level position supports reliable resident service and has no supervisory responsibilities.

Position Details

  • Schedule: In Person, Monday-Friday, 7:00 a.m.-4:00 p.m.

  • Location: Portland, Oregon and surrounding area

  • Pay: $18-$21 an hour + Benefits + Mileage Reimbursement


Responsibilities

Property Care and Routine Upkeep

  Follow the assigned route and property checklist; complete scheduled visits and communicate promptly when access, workload, or changing priorities affect the plan.

  Clean entryways, halls, stairwells, laundry rooms, walkways, and other common areas; remove litter, cigarette butts, cobwebs, and debris.

  Keep garbage and recycling areas orderly, break down cardboard, and report overflow or dumping. Perform leaf blowing, graffiti removal, and pressure washing as assigned.

  Water plants, weed, refill pet-waste supplies, and complete other seasonal upkeep and approved supply restocking as assigned; protect landscaping and building finishes.

Property Checks and Light Maintenance

  Check common-area lights, doors, locks, and visible property conditions. Complete minor repairs and replacements within training, authorization, and assigned duties.

  Check smoke and carbon monoxide detectors, emergency lighting, exit signs, and extinguisher service dates as assigned; replace batteries or detectors when authorized and report deficiencies promptly.

  Report leaks, drainage concerns, trip hazards, damaged surfaces, security issues, and other conditions needing attention, with the location, photos, and urgency clearly identified.

  Use tools, chemicals, ladders, and protective equipment safely. Stop unsafe work, report hazards or incidents, and request help for repairs beyond training or authorized scope.

Field Support and Follow Through

  Assist with appliance deliveries and moves using appropriate equipment and help. Meet and escort approved vendors, provide authorized access, and secure areas afterward.

  Post resident notices as directed and record completion. Protect keys, access codes, resident privacy, and personal property; follow company entry and notice procedures.

  Keep the supervisor, Property Managers, and Property Coordinators informed. Confirm conflicting priorities with the supervisor and seek technical guidance from the Maintenance Field Supervisor when needed.

  Record completed work, photos, labor, materials, mileage, and time accurately in company systems. Identify unfinished tasks, the reason, and the next step; promptly call about urgent concerns.

  Check the quality of completed work and leave the area clean and secure. Report follow-up needs to the responsible team member and confirm the handoff before closing the task.

Education and/or Experience

QUALIFICATIONS AND REQUIREMENTS

  •   Entry-level position; related maintenance, cleaning, groundskeeping, or trade experience is preferred. Willingness to learn and apply training is essential.

      Attention to detail, reliable attendance, and the ability to organize assigned work and follow through with minimal supervision.

      Clear verbal and written communication, professional resident service, and the ability to read safety rules and equipment instructions.

      Basic smartphone and computer skills to use work orders, take photos, communicate, and maintain accurate records; ability to learn company systems.

      Valid driver’s license, satisfactory driving record, automobile insurance, and a reliable vehicle for local property travel. A pickup truck or SUV is preferred.

      Authorization to work in the United States. Employment is subject to a criminal background review after a conditional offer, consistent with applicable law.


WORK ENVIRONMENT AND PHYSICAL REQUIREMENTS

  • Daily travel between Portland Metro properties using a personal vehicle; indoor and outdoor work in varying weather; frequent walking, stairs, bending, kneeling, reaching, and tool use. Duties include frequently lifting or moving up to 50 pounds and safely using an 8-foot ladder. Use assistance or equipment for heavier or awkward loads. The employee must be able to perform the essential functions of the position with or without reasonable accommodation.
